How does the expert appraise property?

In spite of the type of real estate, property appraisal involves a number of considerations , such as the value of transactions in the same area , building amenities , cost of development, land value, etc.

First, an appraiser gets all the needed documents such as the property deed, servitude and charges, etc. He then visits the site and studies the project (location, size, neighborhood, etc.)

He draws a field report , and , based on the latter, a final report which includes a preface stating the objective of his assignment, a main section for the data and its analysis and a conclusion, setting forth his recommendations.
