What is Land-Unit Merging and Partitioning

Land merging and partitioning means the redefinition of a pot of land. Partitioning consists of two procedures, carried out through two offices: the Cadastre and the directorate of Urban Planning.

Land Merging is when two or more plots of land are joined vertically or horizontally, in order to enhance the shape of the land, to be constructible, or exceed its Total Exploitation Of Coefficient' on condition that the total height of building is not limited, such as in the case of most of the towers in Beirut and Suburbs.

Land Partitioning is the opposite: it means dividing a plot of land into two or more properties, in order to change the shape and boundaries of the land into small parcels , which makes them easier to sell or makes it easier to build up over them and sell them as apartments. If the size of the land is 10.000m2 or more, and the owner wants to partition it, the law requires 25% of the area to be deducted for public parks and roads.

Unit Partitioning or Condo Subdivision is when a vacant land is developed and divided into separate units (each apartment has its own title deed)

Unit Merging or Condo Merging is when two separate units in a building are combined in order to form one entity. However, this process is difficult to obtain due to requirements .

Merged and partitioned land plots target individuals and developers alike.
Owners use a number of strategies to attract buyers. Some make sure the land is urbanized before merging or partitioning, while others provide services lacking in the city.
